Gas Safety Certificate
Annual renewal
Required every 12 months for any property with gas. Must be carried out by a Gas Safe registered engineer. Copy must be given to tenant within 28 days.

EICR Electrical Cert
Every 5 years
Electrical Installation Condition Report required at least every 5 years, or on change of tenancy. Copy must be served on tenant before occupation. Failure is up to £30,000 fine.

EPC Energy Rating
Every 10 years
Energy Performance Certificate required for all rented properties. Property must meet the minimum EPC standard — E or above. Rating F or G means the property cannot legally be let.

RRA Information Sheet
On every tenancy
Required for every named adult tenant from 1 May 2026 under the Renters' Rights Act 2025. Must be served at start of tenancy and on any variation. Continuing breach until served.

A separate document from deposit protection — must be served within 30 days of receiving the deposit. Failure blocks Section 8 and exposes the landlord to up to 3× the deposit value.
