Section 13 — key rules before you start

Section 13 applies to periodic tenancies only (all tenancies are now periodic from 1 May 2026)
You must give at least one rental period's notice — typically one month for monthly tenancies
The new rent cannot take effect until at least one full rental period after the notice is served
You can only serve one Section 13 notice per 52 weeks
The notice must state the proposed new rent and the date from which it applies
The tenant has the right to challenge the increase at the First-tier Tribunal (Property Chamber)
