1. Who We Are

LandlordRiskCheck operates the website at landlordriskcheck.co.uk, providing free compliance reference resources for landlords in England and Wales. References to "we", "us", or "our" refer to LandlordRiskCheck.

2. What Personal Data We Collect

When you request the free compliance pack:

First name and email address — collected via our sign-up form, processed by Hostinger Reach to deliver the pack and send the follow-up email sequence
Form submission metadata — IP address and browser information collected for security and spam prevention

When you use the site (all visitors):

Analytics data — Google Analytics 4 collects anonymised data including pages visited, time on site, browser type, device type, and approximate geographic location (country/city level). No personally identifiable information is collected by GA4 without your explicit consent.
Cookie consent preference — stored in your browser's localStorage under the key lrc_cookie_consent. This is not transmitted to our servers.

When you use our interactive tools:

Our six free tools (Section 8 Timeline Calculator, Notice Period Calculator, Deposit Penalty Calculator, Compliance Deadline Tracker, Pre-Tenancy Checklist, Section 13 Notice Generator, Section 13 Notice Generator) process all inputs entirely within your browser. We do not collect, store, or transmit any information you enter into these tools.

When you use the search function:

Site search operates entirely client-side within your browser. Search queries are not transmitted to or stored on our servers. Google Analytics 4 may record search events in anonymised form if you have consented to analytics cookies.

When you use the social sharing widget:

Clicking a social sharing button opens the relevant platform (WhatsApp, Facebook, LinkedIn, X) in a new tab. We do not receive any data from that interaction. The platform's own privacy policy governs any data they collect.

3. How We Use Your Data

To deliver the free compliance pack you requested
To send the follow-up email sequence (5 emails over 14 days) covering compliance topics relevant to UK landlords — which you opted into when completing our form
To send occasional legislative updates when significant changes occur (e.g. new rental legislation guidance)
To improve our site through anonymised analytics

We do not sell, rent, or share your personal data with third parties for marketing purposes.

4. Legal Basis for Processing (UK GDPR)

We process your personal data on the basis of explicit consent (Article 6(1)(a) UK GDPR), which you provide by ticking the consent checkbox on our form. That checkbox is unticked by default and clearly describes what you are consenting to.

Anonymised analytics data is processed on the basis of legitimate interests (Article 6(1)(f)) to understand site usage and improve our resources. You may opt out via your browser cookie settings.

You may withdraw consent for email communications at any time by clicking the unsubscribe link in any email, or by emailing privacy@landlordriskcheck.co.uk.

We do not use Facebook Pixel, LinkedIn Insight Tag, or any advertising or retargeting pixels.

6. Data Retention

We retain your email address and first name for as long as you remain subscribed. On unsubscribing, your data is deleted from Hostinger Reach within 30 days. Anonymised analytics data is retained by Google Analytics 4 per their standard retention settings (14 months by default).

7. Your Rights Under UK GDPR

You have the right to: access the personal data we hold about you; request correction of inaccurate data; request deletion of your data; withdraw consent at any time; lodge a complaint with the Information Commissioner's Office (ICO) at ico.org.uk.
