Meter readings & safety alarms

Record meter readings on the day and test the alarms with the tenant present.

Smoke alarm — one on every storey of the property.
Carbon monoxide alarm — required in every room used as living accommodation that has a fixed combustion appliance (boiler, wood burner, gas or oil fire). The only exception is a gas cooker.

Overall condition & agreement

Why this matters: since Section 21 "no-fault" evictions were abolished on 1 May 2026, landlords in England must prove a specific ground to recover possession, and deposit deductions are decided on evidence. A signed, dated inventory backed by photos is one of your most important documents.
